We started the year with real momentum. Inventory was hitting the market, buyers were active, and homes were selling. Interest rates even dipped below 6%, giving everyone a bit of confidence.


And then… things shifted.


Political uncertainty, stock market volatility, and rising rates crept back in. Buyers got cautious. Open house traffic slowed. Sellers pulled back. Inventory tightened again.


Now we’re in a market that starts, stops, and second-guesses itself. Not ideal. But very workable, if you know how to play it. Whether you’re buying, selling, or trying to figure out if now is the right time, here’s how to stay ahead:


1. Focus on your long-term goals, not short-term noise

Trying to perfectly time this market is a losing game. The people who win are the ones making decisions based on where they want to be in the next 3 to 5 years, not what the market did last week. 2. Stay hyper-local and informed
